Site Plan Only

A permit-ready site plan. $199 flat.

For DIYers who will file their own permit application and just need the drawing done right.

What it is

A professionally drafted, to-scale site plan of your property showing the proposed carport, garage or shed, existing structures, property lines, setbacks, driveways and access, north arrow, scale and a title block — the drawing almost every jurisdiction asks for with an accessory-structure permit.

We draft it from the information you give us at intake plus county parcel/GIS data and aerial imagery. You receive a print-ready PDF (letter and 11×17 sizes) you can upload to your jurisdiction's portal or print for the counter.

Includes one round of jurisdiction-requested revisions. If the county reviewer asks for a change, send us their comments and we'll update the plan once at no charge.

Change your mind later? Your $199 is credited toward the Full Permit Service if you decide you want us to take over — you'll never pay more than $999 total.

Included / not included

Included for $199

  • To-scale site plan of your parcel with the proposed structure placed per your instructions
  • Property lines, dimensions, setback lines, existing buildings, driveway/access, north arrow, scale, legend and title block
  • Delivered as a PDF (letter + 11×17) — usually within a few business days of receiving complete information
  • One round of revisions requested by your jurisdiction

Not included

  • Certification. This is a non-certified drafting product — not a survey, not engineering, not stamped. Check whether your jurisdiction requires a stamped or surveyed site plan before ordering. Most don't for accessory structures; some do.
  • Jurisdiction research, application forms, submission, or liaison with the county (that's the $999 Full Permit Service)
  • Engineered building drawings (your manufacturer provides these)
  • Site visits, jurisdiction fees, HOA approvals, variances, easement or environmental work
  • Additional revision rounds or design changes you request after delivery — $150/hour, quoted first

How it works

  1. Order — $199 at checkout. You'll get an intake link right away.
  2. Tell us about the site — property address, building size and type, where on the lot you want it, and anything the county told you. Photos or a rough sketch help.
  3. We draft — and send you the PDF to review.
  4. You file — with your jurisdiction. If they request a change to the plan, forward their comments and we revise once for free.

Change your mind and want us to handle the whole permit? Email us — we credit your $199 toward the $999 Full Permit Service if you upgrade within 90 days.
